What Moves Price for LA Retail

Tenant credit and termNational tenants on long leases trade at lower cap rates than local tenants month to month.
Lease structureNNN leases that pass taxes, insurance and maintenance to tenants are worth more than gross leases.
Below-market rentsLeases that roll soon to market rent give buyers upside they will pay for.
Corridor and frontageWalkable corridors like Westwood Village and Downtown Burbank's San Fernando Blvd hold value.
Mixed-use incomeApartments above retail, as in our Encino sale, widen the buyer pool to multifamily investors.
1031 demandExchange buyers on a deadline compete hard for clean, management-free net-lease assets.

Questions

Retail Investment Sales FAQs

Who is a top retail investment sales broker in Los Angeles?

David Saghian of The Saghian Group at Lyon Stahl. Our closings include 6 retail and mixed-use sales totaling $79,778,000, led by Holmby Hall in Westwood Village ($32,675,000) and a retail plus 49-unit mixed-use building in Encino ($31,250,000). David has closed $300M+ in sales personally, and our team has closed $400M+.

Do you handle retail leasing?

This page covers investment sales: selling retail, mixed-use and net-lease buildings to investors. Call us to discuss your property and we will tell you plainly whether a sale fits.

How are LA retail buildings priced?

On in-place income and its durability: tenant credit, lease term and rent bumps, who pays expenses (NNN versus gross), below-market leases that can roll up, and the corridor. Then on land value if the site can be redeveloped.

Can I use a 1031 exchange to buy a net-lease property?

Yes, many LA apartment sellers exchange into single-tenant net-lease (NNN) retail for management-free income. IRS rules require identifying the replacement within 45 days and closing within 180 days. See our 1031 exchange page.

Does Measure ULA apply to retail sales?

Yes, ULA applies to commercial property in the City of Los Angeles above the threshold (4% of the full price above $5.4 million and 5.5% at $10.9 million or more for sales after June 30, 2026). Burbank, Beverly Hills, Santa Monica and Culver City are separate cities and not subject to ULA.

What does a mixed-use sale need that an apartment sale does not?

Both sets of leases: commercial leases with estoppels and CAM reconciliations, plus the residential rent roll. Buyers underwrite the two income streams differently, so we present them separately.
