Westside Probate & Trust FAQs

Who is a probate and trust broker on the Westside of Los Angeles?

The Saghian Group, led by David Saghian (Lyon Stahl), has closed 18 Westside sales totaling $84.8 million, including 921 Westwood Blvd at $32,675,000. David has personally closed $300M+; our team, $400M+. We handle trust, IAEA and court-confirmed sales.

Have you sold a Westside property in probate?

None of the Westside sales listed on this page are presented as probate or trust sales. Our documented trust sale is 16300 Ventura Blvd in Encino ($31,250,000). The Westside sales show what we know about pricing here.

Does Measure ULA apply on the Westside?

Only inside the City of Los Angeles (for example Westwood, Brentwood, West LA, Rancho Park, Pico-Robertson, Cheviot Hills, Beverlywood). Beverly Hills and West Hollywood are separate cities, so ULA does not apply there. City of LA rates for sales closing after June 30, 2026: 4% over $5,400,000, 5.5% at $10,900,000+ (LA Finance).

Does a Westside trust sale need court approval?

Usually not; a trustee acts under the trust and Prob. Code §16200. A probate sale needs court confirmation unless the executor has IAEA full authority (Prob. Code §10308, Prob. Code §10503).

How do court overbids work?

A new bidder must offer at least 10% of the first $10,000 plus 5% of the rest of the original bid (Prob. Code §10311). On a $4,000,000 bid that is at least $4,200,500.

Is a Westside duplex or land parcel handled differently?

The legal path is the same. Pricing differs: we have sold Westside duplexes, small apartment buildings and development sites, such as 1442-1446 S Bedford St ($5,200,000).

Will heirs face a property tax reassessment?

Generally yes for a rental building, since Prop 19 limits the parent-child exclusion to a family home or farm (BOE).

How do attorneys refer a client?

Use our attorney referral page or call (310) 401-1559. We reply within one business day.
